What You DON’T Get:
A survey - Clients must provide an accurate updated legal boundary survey.
City Permit Fees - Permits must be submitted and paid for by the client.
Specialty Design features - Any specialty consultants needed will bill outside of the scope of the flat rate, i.e. an arborist.
A construction crew - This offer is for design-work only.
Do You Qualify?
Our offer is open to clients who meet the following criteria:
Proposed design is < 1000 ft² of Gross Building Area.
The project is within the GTA.
The project would be permitted by local zoning laws.
The client is not a developer or builder.

This offer is subject to change at any time. This offer is open to both new and existing customers. The plans provided are stamped by in-house designers. Consultants are limited in scope for structural, mechanical, and grading for this project. Clients are expected to review our standard project service agreement.
